Staging is done with no one particular in mind, (but rather with everyone in mind), and it’s mainly an editing and an elimination process, whereas interior design is a supplementing process (of adding beautiful things that have a personal meaning to a client). During staging, the objective is to use as much of what you’ve got and to arrange it, and to present it in the best possible way to accentuate the good points of the property, and to down-play negative aspects. Simple Staging methods can be used to get any house ready for sale. It just takes a little it of creative thinking, and in most cases, not a lot of time or money needs to be invested in order to achieve a great result.
Most sellers have naturally styled and designed their home decor to reflect their own personal likes and taste - but, the way that you live in your home, and the way it should look when it comes to selling are two VERY different things. Some basic changes like neutralizing, de-personalizing and de-cluttering your home will immediately create mass appeal and this increases the number of potential buyers for your property.

- Do not mask bad smells with deordizers - get rid of the cause
- Do not have more than 3 different types of flooring in your house
- Use size-appropriate furniture
- A new doormat can create an inviting feeling to buyers.
- Clean carpets or drapes that need it.
- Clean windows.
- Clear all unnecessary objects from the kitchen count
- Coordinate towels to one or two colors only in your bathrooms
- Clean all gutters
- Weed and then mulch all planting areas
- Keep plants from blocking windows
- Check paint condition of the house — especially the front door and trim
- Go around the perimeter of the house and move all garbage cans, discarded wood scraps, extra building materials, etc.,
- Ensure cupboards open and shut and that no taps are dripping
- Appliances should sparkle even if you’re not including them with the house
- Open some windows for at least 10 minutes - let in some fresh air
- Don’t forget fresh flowers. You don’t need to spend a fortune to have fresh flowers throughout your home. Even a daisy in a bud vase brightens a bathroom counter

Downsizing Tips:
Label 3 boxes in each room of your house:
- One box for items you’re taking with you
- One box for items you’re consigning
- One box for items that you wish to donate
- Each day before you move go through each room dividing items not being used into boxes this may be slow & overwhelming at first, but once started you will most likely feel excited & relieved at your progress.
